WHAT'S STOPPING YOUR HOME FROM SELLING?

Depending on where you are in the process, there could be many reasons.  We are here to help you understand your best options.

High real estate commissions?

Are you pricing your home to cause it to sell?  Would saving 3-6% in commission costs help you list your home at the price it needs to be at in order to sell before your neighbor's home?  On a $500,000 home that's $15,000-$30,000. 

Not advertising where serious buyers really look?

According to the 2009 National Association of REALTORS Profile of Home Buyers and Sellers, 96% of buyers under the age of 44 are using the Internet in their search for a home.  The top 4 types they use are the local MLS website, real estate brokerage websites, Realtor.com (where our Washington customers get an upgraded package), and real estate agent websites, each used by at least 45% of buyers.

If you have tried to sell as a For Sale By Owner, you may not be advertising where serious home buyers really look.  The vast majority of serious buyers are either (a) looking at the websites of their favorite real estate brokerage, (b) working directly with an agent who has acccess to all properties in their local multiple listing service, (c) looking at the public website of their local multiple listing service or (d) driving through neighborhoods of interest to them.  When you advertise through MLS4owners.com you reach those serious buyers.

It can't hurt to advertise elsewhere, but you may find that it primarily attracts people who want something from you rather than serious buyers.  When you advertise in newspapers or online classified sites (such as Craigslist), more often than not you will be contacted by somebody selling you something (such as a real estate agent wanting your listing or a moving company in search of a new customer).

Just what does "too high" mean?  At its simplest it means you aren't at a price a ready willing and able buyer is willing to pay in today's market.  If you could save tens of thousands of dollars in commissions and closing costs, might you be able to strike a deal at a price that satisfies both you and your buyer?

Is your listing agent out of answers?

Unfortunately thousands of sellers don't sell during the term of their listing with a real estate agent, which isn't what they expected when they signed the listing agreement. 

There are many reasons your home did not sell with that agent.  Sometimes it is the agent's fault (lack of communication, poor response times).  However, most of the time it comes down to the price.  Either you were unrealistic in setting your price or the agent was not strong enough to make you price the home correctly.  Or maybe the local market has changed.  Price is THE major factor in getting the home sold.

You may have been told that buyers will pay 13-16% more for a house that is listed by agent?  Do those who say that really think buyers are that stupid?  Why would a buyer pay more for a house than it is worth?  Why would a lender lend more money than the property is worth?  Why would a buyer ever hire an agent if the result is they will pay 13-16% more than they would for the house down the street?  The value of your home is determined by what a buyer is willing to pay in today's market, based on comparing your home to others currently on the market.  No other way - there is no magic pill.

For some people there is simply not enough equity in the home to pay a 5-7% commission.  That's why hundreds of our current/past customers have been referred to us by agents who have clients in that situation, or who are real estate licensees themselves.

Did you commit real estate suicide?

Did you choose a company that sounded too good to be true?

You will see all sorts of claims from companies offering to sell your house for pennies, some from local companies and others from out of state referral operations that aren't licensed in your state.  The prices will seem amazing, and some will say they are "just like MLS4owners.com!"  Well they're not.  Be careful, because offering services for less than it costs to provide them ultimately results in failure for those companies and their customers.  One of those companies recently walked away with the money of hundreds of customers, and we stepped in and provided more than $60,000 of free services to the victims.  Don't let this happen to you.
