2003 Study 
 


This report was written on September 19, 2003.

In 2003 through September 19, our records show we entered 303 listings into the Northwest Multiple Listing Service database.  Of those, 82 were active on the market as of September 19.

Here's where the fun starts.  The remaining 219 recent activations have had a change in status:

~ 131 closed sales with an average (median) marketing time of 27 days
~ 24 pending sales (in the escrow process) with an average marketing time of 36 days
~ 14 more offers accepted subject to inspection or sales contingencies
~ 11 off the market for personal reasons
~  4 temporarily off the market and relisted with MLS4owners.com
~ 3 extended and relisted with MLS4owners.com
~ 2 off the market to refinance during record low mortgage rates
~ 1 data entry error
~ 1 changed to a new category and relisted
~ 30 switched to a "full service" agent

169 sales through MLS4owners.com, and 30 who switched to full service.  That's 85% success! 

But wait, there's more.  Of the 30 people who switched to full service, 10 had completed a sale.  According to records self-reported by the new agent as of September 19, 2003, ONLY TWO sold at or above their MLS4owners.com price.  This is consistent with our 2002 study, which showed that only 4 of 21 successful full-service sellers sold at or above their MLS4owners.com price.  In these two studies, 25 of 31 successful sellers (81%) had to lower their price before selling through a full-service agent, and they paid a listing commission as well.   And that doesn't count the people who canceled or let expire their full-service listings.

"These results are more evidence that if your home is priced right for its condition and location, and given the MLS4owners.com exposure that meets or exceeds full service exposure, it will sell!"
