This report was written on February 27, 2005.
Of the 295 customers who activated their advertisement between July 1, 2004 and February 26, 2005, only 3 (1%) have left MLS4owners.com and closed a sale through another company at or above their MLS4owners.com asking price.
Between July 1, 2004 and February 26, 2005, our records show we entered 295 listings into the Northwest Multiple Listing Service database. As of February 27, 2005:
190 had sold or were in the closing process 53 were still actively on the market 13 decided not to sell their property for a variety of reasons (refinancing, rental, change in job status, finished remodeling and love the house) 2 were duplicate listings 4 were temporarily off the market (for holidays, repairs, vacations) 33 switched to a "full service" broker
Of the 33 people who switched to full service, three had completed a sale at or above their MLS4owners.com asking price. These three sellers paid a commission to the listing broker and the selling broker. Four had completed a sale after lowering their price. Six more were in the closing process at after lowering their asking price, and two others were in the closing process with an undisclosed contract price.
This is consistent with the 2002 study, which showed that only 4 of 21 successful full-service sellers sold at or above their MLS4owners.com price, as well as the 2003 study (2 of 30). In these two studies, 25 of 31 successful sellers (81%) had to lower their price before selling through a full-service agent, and they paid a listing commission as well. And that doesn't count the people who canceled or let expire their full-service listings.
There are many ways to measure success, and statistics can be twisted in many ways. In some ways the tales of the people tell the story better than the tale of the numbers, so we encourage you to read what our customers have to say. But here is the bottom line:
190 of our customers sold, and 33 of them switched (85% success by this measure). Three customers out of 295 had matched or bettered their results by trying another option (99% success by this measure)
* Notes on these three sellers: 1. Was on the market only 22 days at a 2.6% commission before switching to full service 2. Accepted a contract within 33 days. The estate sale did not close, and the family then elected to hire a full service broker. 3. Received an offer in 3 weeks, was on the market for 75 days, then switched and sold in 50 days at the same price
