We find that the more you know about the process, the more pleasant your experience will be.  At the bottom of the page are our normal timeline as well as things for you to consider.  But first, here are the steps to help you advertise your property on your local multiple listing service, local and national real estate brokerage websites, and MLS4owners.com.  And remember, if you have questions just send us email at [email protected]

Create your FSBO MLS4owners advertisement and make payment. You will have 24/7 access of your advertisement on our website. Print custom flyers schedule open house. Creating your advertisement will help gather data for your Broker MLS Listing. You may want to review the Broker MLS Agreement (see step 1b) before your FSBO advertisement.

Agreement - Download Broker MLS Agreement (Can be completed online and then printed for signature).

To gain entry into the local multiple listing service, all sellers are required to complete an approved Listing Agreement.  Unlike the traditional listing agreement, the Form 1B allows sellers to retain the right to sell the home themselves.  Many of the terms of this small print form are modified by our Agreement, and we spell out the differences point by point.  (PLEASE FAX the completed Agreement and the Form 1B to 888-760-5687, or scan and email it to [email protected]).

We realize there is a lot of fine print in these forms, and we hope you will understand that this is the price of admission we must pay in order to gain the outstanding exposure offered by the Northwest Multiple Listing Service and other local MLS's that provide data to agents and over 100 local and national websites, including the websites of MLS4owners.com, the National Association of REALTORS (http://www.realtor.com), John L Scott (www.JohnLScott.com), Windermere (www.windermere.com) and Coldwell Banker Bain (www.ColdwellBankerBain.com), among others.

Listing Input Sheet -  Complete It Online (or print it out) Find your MLS Data Sheet

With this form you disclose the features of your home and you can submit the data online (preferred) or by fax.  The data is used to create your listing in the multiple listing service, and much of it is then re-published by participating websites.  When you see a multiple choice list, we are limited to those selections.  Note: If you want to complete it by hand instead of online, you can print a blank copy.  Most people find it more convenient and faster to complete it online. When completed return here for step 3.

Marketing Remarks - Please provide the description of your property that will display in your ad, and we are limited to 500 characters including spaces.  Occasionally we are required to edit these remarks to comply with Multiple Listing Service or Equal Housing rules.  Remarks, driving directions and photos can be emailed to [email protected].

4Driving Directions -   Please provide up to 200 characters (including spaces) of Driving Directions, seen by agents only.  The NWMLS requires that driving directions be available to agents.
5Photos -   To activate the listing we must have at least one photo of the exterior or the view.  You may also email to us up to 8 digital photos for publishing in the MLS database (the maximum number of photos varies by multiple listing service). We can receive .JPG pictures in any size, though they will appear no larger than 1024 x 768 pixels.  If the photos are large, you may need to send them 1 or 2 at a time to get around your email company's limit on the size of attachments.

Photos should contain only one image (as opposed to a collage of images stitched together), should not have superimposed words on them, and should include only the subject property or the view from the property (no pictures of nearby landmarks unless they are viewable from the property.)
6Payment - Payment is due upon activation of the listing.  We will activate your Broker MLS Listing within one business day of receiving the listing information and payment.    For convenience and speed of activation, most of our customers pay online during the FSBO Advertising process, and others send a check to MLS4owners.com, PO Box 65456, University Place, WA 98464-1456.  Your Agreement is your invoice.  Full details are disclosed in the Agreement.

 

NORMAL TIMELINE

Within One Business DayWe will create and activate your advertisement, which can remain continuously active for up to one year; and your data, contact info and pictures become immediately view able to agents; and we will email to you a sample report of what agents show their clients. If requested, we will place the sign installation order (in markets in which this service is available) and send the MLS keybox via Priority Mail.
The Day After ActivationYour advertisement becomes viewable on MLS4owners.com and most participating websites.  Pictures often take a day or so longer to appear, because of the size of the MLS photo database.  Websites function independently of each other and load photos and data in separate processes.
Within 2 days of ActivationIn most cases signs have been installed, your listing will be displayed on our website, and flyers are available for printing at MLS4owners.com. 
Checking your EmailMost of our communication is by email.  There are two steps you can take to reduce the chance of missing emails: (1) Over-aggressive spam filters sometimes send legitimate email to spam or junk folders.  Please check your junk email folder periodically.  (2) Add MLS4owners.com and NWMLS.com as "safe senders" for your email account.  As each email company has different terms, you may want to consult with your email host on how to do this.

 OTHER THINGS TO CONSIDER

Signpost, Signs, Flyer Box and "Call Seller" Rider.  Our sign encourages buyers to call you directly, and it lets buyers and agents know you mean business.  It is a standard classic feature, available at no extra cost at your option.  Here is a sample of our sign as well as available OPEN HOUSE and DIRECTIONAL ARROW signs.  You can indicate your choice when you complete the Listing Syndication Agreement.

Keyboxes.   Typically agents gain access to properties by using coded MLS keyboxes.  You may elect to use one of our boxes for a $100 fee, or you can decline to have a keybox.  You can indicate your choice when you complete the Agreement.

Law of Real Estate Agency.  We provide to you the Washington Law Of Real Estate Agency because it is required by law.  We are not licensed to practice law.  We do not offer legal advice and highly recommend consulting a real estate attorney if you have questions about Agency Law or any other aspect of your real estate transaction.

Seller Disclosure Statement.  In most real estate transactions in Washington, sellers are REQUIRED to disclose to buyers known defects about the property, within 5 days of the mutual acceptance of a purchase and sale contract.  This is typically done with NWMLS Form 17, and we will provide a blank form for your use upon activation of your advertisement.  We urge sellers to complete this form in accordance with law.

In an effort to ensure that the NWMLS database stays accurate for the use of members and their clients and customers, the NWMLS instituted "automatic fines" for certain acts.  As discussed in the Agreement, MLS4owners.com will pass through to the Seller the cost of any fines levied by the NWMLS based only on the Seller's actions.  MLS4owners.com does not levy the fines and we hope we will never have to pass one through to you (knock on wood, it has never happened).  However, sellers need to be aware of this risk.
