MLS4owners.com vs. other flat fee limited service companies

Many of our new competitors have hidden agendas or lack features that can cost you money.  Here's a story of two sellers and their experience with limited service real estate companies:

_______

MARY advertises her home through locally-owned MLS4owners.com, and can get started right away without providing any financial information.  She can even get a free report of recent activity in her neighborhood, and everything she needs is waiting for her online.

BETH clicks on an Internet link to what looks like a less expensive local company but is actually an out-of-state referral company, and her credit card is charged.  She waits 3-5 days for a local broker to contact her to collect information.  Beth wishes she hadn't given her money to a company that is not going to place her home in her local multiple listing service.

MARY can offer any commission she wants to agents who work with buyers and she will never pay a commission to MLS4owners.com.

BETH is forced to offer the commission prescribed by her company.  Beth’s company hopes to sell the home themselves and collect a commission.  They even offer cash back rebates so buyers will call them instead of calling Beth.  Beth wishes she wasn't competing with her flat fee broker's agents to sell her own home!

MARY's home is on the market within one business day and is immediately exposed to thousands of agents and soon to millions of buyers on over 100 sites that display the listings of real estate brokers.  Her home and her contact info are also displayed at MLS4owners.com, where she can print free flyers.  Within two business days she has a first-class signpost, sign and flyer box in her yard ($75 value), directing buyers to call her instead of a broker.  Soon she receives a complimentary no-obligation preliminary title report ($50 value), enabling her to clear up ahead of time any issues that might delay the quick close of her sale.

BETH is still waiting for the referral company to find a broker in her area, and then finds out that her home won’t appear on the broker's website.   She gets a sign in the mail a few days later, but it doesn’t have a post or a flyer box, so Beth has to buy her own post and dig a hole.  Beth wishes they didn't already have her credit card.

MARY can make changes to the advertisement, commission, price or photos at any time without charge, and changes are completed within one business day.

BETH is charged an extra $8-$15 for every change, automatically on her credit card.  Beth wishes she had known how all these little charges were going to add up.

MARY has the choice to display an official MLS keybox, giving agents a secure option for entering the home and providing an electronic trail of who has been in the home.

BETH is offered a combination keybox, but it doesn’t record who has entered the home, and agents don’t have the combination.  Beth wishes she had known her keybox is not agent-friendly.

MARY has the typical MLS4owners.com experience and accepts an offer as fast as her neighbors, joining those who sell more than $180 million of Washington properties per year.  She has access to a network of real estate professionals who can help protect her interests regarding legal, mortgage, and title and escrow issues.  She saves thousands of dollars while keeping control of her real estate transaction, and tells everyone she knows about MLS4owners.com!

BETH waits and wishes she had chosen MLS4owners.com.
